Seasonal Cabin Preparations Made Easy
Ellis Plumbing Terms & Conditions (and miscellaneous info)
- We require up to 14 working days to get your home opened prior to your arrival. Please plan accordingly!
- We require up to 14 working days to get your home closed once it is ready to do so.
- Any requests that require our service with less than 14 working days will be considered an emergency and will be billed accordingly.
- Home openings/closings need to be worked in around our Plumbing schedule and cannot be scheduled on specific dates.
- Opening/Closing requests must be IN WRITING via our business email (ellisplumbingdi@hotmail.com) or text to our business phone (906-440-7107) No phone calls/notes/Facebook messages/or 'in person' requests. *If we do not respond to your request, please assume we did not receive it.
- Customers are responsible for providing their opening/closing dates. We cannot take requests more than one year in advance.
- Homeowners leaving after November 1st MUST leave heat on & set at a minimum temp of 60° *In ALL areas with plumbing. If you will be leaving your heat on over the winter, we can set to your desired temp. once drained. We will no longer close homes after this date if a home does not have heat, an adequate heat source, OR if a homeowner chooses to turn their heat off. We do not have time to deal with frozen pipes, which subsequently affects our schedule, including other customers homes that are in line to be closed.
- Heat is turned on & set to 60° at all homes opened prior to May 1st, and 50° for homes opened in the month of May. If a homeowner requests otherwise, we cannot be held responsible for any possible freeze/breaks. If a homeowner wants heat left on after June 1st this must be noted on form, otherwise it will be off.
- When leaving in the fall be sure to remove hoses from outside spigots.
- If you have a boiler system, you will want to have the glycol content checked by a heating contractor prior to shutting off your heating system.
- We use Antifreeze that is rated for -100. If a homeowner wants to supply their own antifreeze, we cannot be held responsible for possible freeze/breaks. If you will be providing your own this must be noted on 'additional information' on form, including where it is located.
- Do not leave notes at homes with additional instructions. All information must be on the Cabin prep form. If any changes/additions need to be made to the form after it is submitted, you will need to submit a new form.
- Any additional requests outside of our normal opening/closing procedures must be kept to a minimum. *If requests exceed the time we are able to spend at a home we can recommend a handyman who can help you.
- Service/repair requests must be scheduled at a separate time than home openings/closings, *unless it is required and/or beneficial for us to take care of at this time.
- Rates for home openings/closings on Drummond have a base price of $180, plus any materials needed such as antifreeze or filters, PER home. Additional rates apply for homes that have out buildings, hot tubs, irrigation systems, etc. As well as homes that would require additional travel time, such as homes off island. Or homes that would require repairs at opening/closing.
- It is the homeowner's responsibility to be sure their driveway is clear, and crawl is accessible for us in our 14 working day period prior to opening, and 14 working days after it is ready to close. If we are not able to access your home and are required to make a return trip there will be an additional charge for our time.
- We require a copy of home keys for our own use. (For homes that use keys instead of codes, or do not have a hidden key at home). Taking time to make sure doors are unlocked, track down keys, or driving to homes to find locked doors greatly affects our schedule, and will be billed out accordingly.
- Outer Island customers: We typically pull our boat for the season around mid-October and put in late April, weather permitting. Please plan accordingly. Docks are required to open/close (we will no longer use neighboring docks). It is the homeowner's responsibility to make sure the dock is in 14 working days PRIOR to the day you would like your home open and remains in 14 working days AFTER you are ready to close.
- Please allow a minimum of 20 working days from the time a home is scheduled as ready to close to receive an invoice and/or inquire if a home has been closed. If inquiring prior to the 20 working days, you can expect a response and/or invoice once your home has been completed.
Standard Closing Procedures consist of:
*Openings are similar, only reversed
- Turn off water supply (water pump)
- Turn off water heater
- Open all valves/faucet/taps
- Blow water out of lines and tanks (Pressure tank/Hot water heater) using compressed air
- Remove lake intake from water *Where applicable, additional fees may apply
- Replace water left in traps with antifreeze
- Turn OFF heat
- Propane tank turned off *Where applicable
- Prop open fridge/freezer doors
- Turn power off at main breaker
- Lock door that was used to access home
- **Water pump breakers are now turned back off after homes are opened and leak tested for preventative purposes.
