Ellis Plumbing Terms and Conditions
- We require a minimum of 14 working days to get your home opened prior to your arrival, please plan accordingly.
- We require a minimum of 14 working days to get your home closed once it is ready to do so.
- Opening/closing requests MUST BE in writing via our business email or text to our business phone ONLY. *No phone calls/notes/Facebook messages/or 'in person' requests please.
- If you are leaving during the colder months you will want to be sure that your heat is LEFT ON so that there is no danger of freezing before we are able to get there. *We cannot be held responsible if a homeowner fails to do so.
- Customers are responsible for providing dates they will need their home opened, as well as dates that it will be ready to close. We cannot take requests more than one year in advance
- Any requests that require our service with less than 14 working days will be considered an emergency and will be billed accordingly.
- If you have a boiler system you will want to have the glycol content checked by a heating contractor prior to shutting off your heating system.
- Rates for home openings/closings on Drummond have a base price of $180, plus any materials needed such as antifreeze or filters, PER home.
- Additional rates will apply for homes that have out buildings, hot tubs, irrigation systems, etc. OR homes that would require additional travel time (such as homes off island, as well as requests for additional work to be done that does not pertain to the task at hand.)
- Outer Island customers: We do not have our boat in the water when it is not safe to do so Please plan accordingly. In addition, we do need a dock to park our boat at, if there is not a dock available, we will not be able to help you.
Standard Closing Procedures consist of:
*Openings are similar, only reversed
- Turn off water supply (water pump)
- Turn off water heater
- Open all valves/faucet/taps
- Blow water out of lines and tanks (Pressure tank/Hot water heater) using compressed air
- Remove lake intake from water *Where applicable, additional fees may apply
- Replace water left in traps with antifreeze
- Turn OFF heat
- Propane tank turned off *Where applicable
- Prop open fridge/freezer doors
- Turn power off at main breaker
- Lock door that was used to access home
